About a week ago I had the unique pleasure to look at home, and you might be reading this and going wait you are a real estate agent you get to see homes all the time and some might be unique. All of this is true, but it’s rare to be able to walk thru a home that sold less than one year ago and see the same property that wasn’t intended to go on the market a year later but does. About a year ago I received a call from an owner wanting to sell their home at 362 Tappan Street in Brookline MA. I live in Brookline and had walked by this home many times, but was unaware one that it was a single family. I walked in and met this owner who was fortunate to own this great home. The home dripped with original detail and had great space in every single room. It was a great home for a couple raising a family. The couple who owned the home clearly was past the time of raising a family so the amount of space was just too much for them. They listed the home $1,925,000 and it sold for $1,840,000.

The home wasn’t dated but it wasn’t clean and modern. It needed a facelift to get with the times but had seen some renovations over the years. This Six bedrooms 4 baths came with three parking spot and offered 5,400 square feet of living space. While walking through this home that was purchased in Sept of 2015 I wondered why is the person selling? The person who bought this couldn’t have bought this to just flip a year later? I spoke to the listing agent and she said the owner had all the plans in the world to live here, but her lifestyle plans changed he bought the home with the expectations her children would live there and her special someone would share the space with them and both those plans changed. The children ended up being in DC and the special someone faded away from being a reality. When I walked into the home you could tell the owner put love into this home. Every part of this home that they renovated you could tell love and thought went into it.

It was clear to me the owner did renovations with the idea they would enjoy them. Since I had seen the way the home was before I could really appreciate how the owner did things and I really do believe if a buyer knew what the place looked like they would accept the new price tag of the home. The owner again kept most of the detail of the room, but freshen the paint up and changed out lighting and revamped storage space and again put a sitting area are just some the changes.

This entire home was revamped. I do not have pictures of the basement and all the bathrooms that were revamped but here is what I can show so you can see this owner did a serious revamp and any buyer thinking they can offer a lowball offer in the offseason might want to rethink that thinking.
