The Pierce Building is the tallest building west of downtown. This 340-foot tall building located in Fenway by Samuels & Associates and Landsea developed and Arquitectonica designed offers 109 Condos and 240 apartments along with 20,000 square feet of retail space on the ground floor. The Pierce Building offers one to three bedrooms that are 612-2,684 square feet. Three bedrooms are on market for $2.7 Million and two bedroom condos are on market for $1.8 to $2.3 Million. Seventy percent of Pierce condos are sold and the end of 2017 has leased only 54 apartments. Keep in mind that the pierce building didn’t get the green light for people to close on units till this month, but still, out of 240 apartments, only 54 have been leased one must wonder if the market is trying to send a message that people want to buy in these building not lease.
